2025 Concrete Restoration Project
To all Waterway Condominium Owners:
This response is primarily directed to those who are recent owners at Waterway Condominium, and who have not gone through the patio concrete work in 2021 and 2022.
The concrete restoration work being done at Waterway Condos is state statute mandated. ANY CONDO which is more that 3 stories tall, and which is less that 3 miles from the sea MUST have an evaluation regarding the soundness of the concrete.
The current catwalk restoration was contracted for in 2021. Work started with the patios; work which was deafeningly loud, dusty, and seemingly endless. The grass between the buildings was a wreck, and we did not/could not use the pool – it was covered with concrete dust. We had a big scare with Hurricane Ian – all the scaffolding had to be dismantled and work was delayed for nearly a week. Below is a photo from October 2022 of the West building.
As that work was wrapping up, our concrete contractor, Promar, began similar work in Twelve Oaks. And while we anticipated them starting our catwalk work in January of 2024, they were behind with other work, and did not continue our work until this year. Yes, it was very frustrating all last year to keep getting pushback.
In 2023, the concrete engineer from Swaysland performed the initial concrete soundings on our catwalks. Now, 2 years later, some of the “hollow-sounding concern areas” have become a bit worse because of time. It is near impossible to know for certain how bad the concrete is without opening up the areas of concern. It is not always bad.
The work being done now has already been assessed. Those of you who have very recently moved in have not had to pay this assessment, as it was covered by the previous owner.
Our Property Manager has been on site nearly every day with either the concrete foreman or the engineer. Board members meet regularly with the concrete team to confirm budgetary and timely completion of the project. This is a huge project and we do not want to have to spend another dime.
The Board is scheduling a meeting for the community with our contractors to update everyone on the project. This will be scheduled as soon as possible.
And please understand that if, for some reason, the contractors on this project were “fired” we would have a very, very difficult time hiring another team, as so much concrete work is already under contract or underway. Just look up and down our street, and in Juno Beach, and any community as near to the sea as we are. And, more importantly, other contractors don’t want to take up where another left off. We need to see this project through.
